Sutro Company listed this historic ranch and sold it at full price, $5.25M, before it reached the market. A challenge was the absence of an essential access easement which was successfully negotiated with a contiguous landowner.
A sophisticated couple from London, never having owned country property, required a detailed needs assessment. The property's water source was located on neighboring property, calling for a complex water sharing agreement and deed restriction prior to close of escrow.
My client in this deal was an experienced, young and avid grape grower who had looked for almost a year before he contacted me. Challenges: We had very particular budget, soil, sun exposure and water requirements. We were able to locate a steep, rocky site in Lake County which now produces award winning wines.
Buyer was a London ex-pat wanting to move to a country setting close to a sophisticated city. We searched in Santa Fe, Sonoma and finally in the Santa Ynez Valley where she settled on a property with great views and 45 minutes drive to Santa Barbara. Challenges included the simultaneous purchase of the unlisted, contiguous property which was acquired to house her caretaker’s family.
An independent, nonprofit school located in the heart of Napa. Challenges: The school’s requirements were very detailed. I was able to secure an unlisted, retail commercial center within blocks of their over-crowded downtown, elementary school. Challenges included negotiating buy-out agreements with 7 tenants.

Where I live and what I do reflect value-driven decisions. My wife and I came to Calistoga from San Francisco in 1992 to raise our younger children. My decisions to begin real estate and wine-related businesses were driven by my passion to pursue work that intimately involves land, buildings or architecture.
I am blessed with 4 children and 2 grandchildren all of whom, while they no longer live at the farm, are close by and happily weave into our lives regularly.
I live and work on Palisades Vineyard, in Calistoga, which was homesteaded in 1902. We are only the third owner and we have diligently maintained its historic and innate beauty.
I remain ever grateful for the opportunity to shepherd Palisades Vineyard from which critically distinguished Carver Sutro Petite Sirah has been produced since 1992.
